Practical rules for stays and safety at Penedo do Bufo

1. Purpose, acceptance and hierarchy
These House Rules govern the day-to-day use of the accommodation and areas at Penedo do Bufo. They apply to the lead guest, all occupants, authorised visitors and any service providers they bring onto the estate.
The lead guest must ensure that everyone in the group knows and observes these rules. In the event of conflict, the Rental Agreement and special terms prevail, followed by the GRT and then these House Rules. The GRT therefore always prevail over the House Rules.
2. Arrival, departure and access
Observe the agreed arrival and departure times. Inform us as soon as possible if you are delayed.
Codes and keys are personal. Share them only with registered occupants and do not post them in an unsecured group chat.
Close the main gate and all pedestrian gates after every use.
Immediately report a lost key, disclosed code or access problem.
Plant rooms, stores, maintenance cupboards and areas marked private are not accessible to guests.
3. Occupancy, visitors and private areas
Only registered persons may stay overnight. The capacity stated in the booking may not be exceeded.
No additional bed, mattress or sleeping arrangement may be installed, except a cot or child’s bed agreed in advance. No cot or child’s bed may be installed in the Casa do Forno suite (‘Forno’).
External visitors require prior approval from management and must leave the estate at the agreed time.
Where the estate is not booked exclusively, respect the accommodation, terraces and areas allocated to other groups. Never enter a private area without invitation.
Subletting, transferring the accommodation or using the address as a home, registered office or place of unauthorised business activity is prohibited.
4. Peace, neighbours and shared living
Behave respectfully towards other guests, staff, residents of the hamlet and the surrounding natural environment.
From 10.30 pm, significantly reduce conversation, music and movement noise, indoors and outdoors.
From midnight, outdoor meals, games and group gatherings must end or continue quietly indoors.
Powerful speakers, professional sound systems, DJs, amplified instruments and parties are permitted only under a specific written agreement.
Exclusive use of the estate does not remove the obligation to follow these rules or applicable noise legislation.
5. Fire prevention and smoking
Smoking or vaping inside buildings is strictly prohibited.
Outdoors, smoke only in areas provided with ashtrays. Fully extinguish cigarette ends and never throw them into the garden, bins or flowerpots.
Candles, lanterns, fragrance burners, incense, braziers, fireworks, flying lanterns and any other unauthorised naked flame are prohibited.
Use barbecues only in designated areas, under the continuous supervision of an adult and in compliance with legal rural fire-risk restrictions. Management may suspend their use at any time for safety reasons.
Do not move fire extinguishers, fire blankets, detectors or other safety equipment. Never obstruct escape routes.
In the event of smoke, fire or a suspicious smell, move people to safety, call 112 immediately and inform management. Intervene only where it is safe to do so.
Penedo do Bufo is equipped with five outdoor fire-hose stations, pressurised and connected to the water network. They are located at the main gate along the pool-side wall, on the terrace of the Convivência activity room, at the gate between the house and the main car park, and at two points in the rear garden along the north-facing stone wall. Each station is housed in a clearly marked stainless-steel cabinet. In the event of a fire, first call the fire brigade (112), then notify the on-site service team or the owner (+351 919 000 778). Only if it is safe to do so, open the external valve on either side of the stainless-steel cabinet, open the cabinet, unroll the 25-metre hose, open the nozzle, and attempt to extinguish the fire.
6. Swimming pool
The 14 x 6 m saltwater swimming pool has no lifeguard. Its use is subject to the following rules:
- At each of the two pool entrance gates, you will find an information sign with pictograms explaining the safety rules to follow, as well as a lifebuoy near the barbecue.
- A responsible adult must constantly supervise children, non-swimmers and vulnerable persons, including when the gates are closed.
- Close both gates after every use. Where combination padlocks are fitted at the group’s request, share the code only with responsible adults.
- Do not run around the pool, push anyone into the water, dive in an unsuitable area, swim while excessively affected by alcohol or substances, or use the pool during a thunderstorm.
- Do not bring glass, bottles or breakable objects into the pool area. Use unbreakable containers.
- Shower before swimming and avoid oils or products that may affect the water.
- Put pool toys away after use. Inflatables are not lifesaving equipment.
- Never operate the electric cover, pump, heating, valves, lights or technical installations. Report any fault.
- Pool heating is activated only where booked. Its performance depends on weather conditions; do not alter the settings.
7. Children, stairs, terraces and bunk beds
Children remain the responsibility of their parents or accompanying adults throughout the estate.
Particular care is required near the pool, stairs, terraces, rooftop, stone walls, windows and sloping areas.
Children under six must not use the upper bunks.
Do not leave a child alone in a bedroom, on a terrace or in the garden where their safety cannot be ensured.
Furniture, chairs and tables must not be placed against guardrails or used for climbing.
8. Kitchens, Cozinha Grande and barbecue
Clean worktops, hobs, ovens, sinks and tables after each use. Put away clean crockery and empty the dishwasher before departure.
Use only pH-neutral products on porous surfaces, natural stone, traditional tiles and materials identified as sensitive.
Do not pour oil, grease, food waste, wipes or corrosive products into sinks or toilets.
Cozinha Grande contains semi-professional equipment. Ovens, the rapid dishwasher and specialist appliances must be used by adults who have read the instructions, or with assistance from management, a chef or a qualified caterer.
Switch appliances off after use and never leave cooking unattended.
In shared areas, label your food, use the allocated storage areas and remove perishable food on departure.
Clean the barbecue once it has cooled. Ash and charcoal may be placed only in the designated container and only when completely extinguished.
9. Equipment, energy, water and Wi-Fi
Use air conditioning, underfloor heating and heated towel rails reasonably. Keep doors and windows closed while they are operating and reduce or switch them off when leaving the room.
Do not alter central programmes or interfere with electrical, solar, hydraulic, irrigation or water-treatment equipment.
Promptly report any leak, fault, smell, unusual noise or malfunction.
Wi-Fi must be used lawfully. Illegal downloads, intrusion, prohibited content and interference with systems are forbidden.
Electric vehicles may not be charged from a domestic socket. Use only a purpose-built charging point once one has been commissioned.
10. Housekeeping, linen and waste
Linen and housekeeping visits are arranged according to the booking. Allow access to the relevant areas at the agreed time and put away personal belongings.
Use bath towels indoors only. Pool or beach towels, where supplied, are intended for outdoor use.
Sort waste in accordance with on-site instructions. Tie bags and place them in the designated containers.
Do not leave food outdoors overnight, as it may attract wild animals.
Routine cleaning is included; exceptional soiling, abandoned waste, unwashed dishes or abnormal restoration may be charged in accordance with the GRT.
11. Pets
Small pets are admitted only with written approval recorded in the booking. Large animals are not accepted. Where permission is granted:
- the animal must be identified, vaccinated and covered by suitable insurance;
- it must remain under control, must not roam and must be kept on a lead where circumstances require;
- it may not enter the pool, climb onto beds or sofas, or be left alone where it may bark, cause damage or disturb other guests;
- droppings must be picked up immediately;
- the owner is responsible for damage and additional cleaning costs;
- the estate’s walls and fences are not completely escape-proof, and the risk of escape remains the owner’s responsibility.
12. Parking and vehicle movement
Park in the outdoor car park at the rear of the estate. Its capacity is 10 vehicles unless a different arrangement has been expressly agreed for the group.
A vehicle may temporarily approach the house to unload luggage or shopping, assist a person with reduced mobility or meet another agreed need, after which it must be returned to the car park.
Drive at walking pace, take particular care around children and do not obstruct the gate, emergency access or circulation routes.
Close the gate after every use. Do not leave valuables visible in a vehicle.
Camper vans, trailers, large vehicles or prolonged parking require prior approval.
13. Gardens, nature and wildlife
Respect trees, planting, stone walls, outdoor furniture and natural areas.
Herbs and produce from the kitchen garden or orchard may be picked in reasonable quantities only in accordance with management’s instructions.
Do not feed stray cats, wild boar or other wildlife, and do not leave food waste accessible.
Use safe paths at night, carry a torch where necessary and wear suitable footwear in the wild garden.
Do not move hammocks, benches, heavy tables or indoor furniture without permission.
14. Damage, lost property and incidents
Immediately report any breakage, damage, significant stain, fault, accident or dangerous situation, even if it appears minor.
Do not carry out improvised repairs that may worsen the damage.
Lost property is kept for a reasonable period. Return is arranged at the owner’s cost and risk.
In a medical emergency, fire or immediate danger, call 112 before contacting management.
15. Before departure
Before leaving your accommodation, please:
- put away clean crockery and empty dishwashers;
- remove perishable food and place waste in the designated containers;
- close windows, doors and gates;
- switch off lights, cooking appliances, air conditioning, heating and heated towel rails;
- return light furniture to its original position;
- return keys and report any damage or forgotten item.
16. Failure to comply
Management may require the immediate cessation of conduct contrary to these rules. The consequences of a breach, including any deduction from the security deposit or early termination of the stay, are governed by the GRT and applicable law.
